The brief was to build five luxury houses on undulating wooded site within a desirable residential area just outside Northampton. Our client required a high performance build; maximising the use of glazed areas to fully exploit the mature landscape setting, in addition to a fast and quiet speed of build to avoid undue disturbance to neighbours. Having tried several ‘off the peg’ timber frame suppliers, our client selected us to deliver a totally bespoke solution.
What we did

We used thermal calculations & 2D imaging to enable the scheme to meet latest Building Regulations & SAP calculations; installing lightweight, insulated concrete floor system specified to balance the large areas of glazing. Window & doors were carefully detailed within timber frame panel reveals to reduce air leakage in accordance with Building Regulations Part L1a. Performance foil membranes for room in roof locations minimised overall profile of roofline. Floor joists were cantilevered for external balconies. Light weight cladding to upper external elevations avoided unnecessary use of steel to support masonry, engineered floor joists obviated sound & span issues, and to meet the need for speed – the weather tight shells were handed over within one week of starting…
