<p>Our client was a Housing Association specialising in sheltered unsupported care for the elderly and infirm.</p>

<p>The site was tricky: a tight infill site situated between an existing care home and a petrol station on the main road into town.</p>
<p>In addition, there were several mature speciment trees with TPO&#8217;s in close proximity, necessitating careful crane and delivery planning.</p>
<p>The whole build went extremely smoothly &#8211; resulting in a very happy client.</p>
<p>(p.s. a local developer was so impressed with the speed of the build, he commissioned us for a scheme of 30 apartments on the land on the other side of the petrol station &#8211; with exactly the same challenges!)</p>

<p>This project of private residential apartments was easy and straightforward. Originally intended for masonry, and converted to timber frame, our client was pleased that we saved him money by re-engineering the roof structure to allow greater use of factory prepared trusses.</p>

<p>The project was pretty tricky too, being a tight infill site with serious access problems AND with the additional challenge of an existing adjoining gable party wall which turned out to be 300mm out of plumb&#8230;</p>
<p>As we are meticulously pedantic about making sure everything is square, straight and accurate, we designed our frame to meet the challenges (so no change there then&#8230;)</p>

<p>Our commission was to replace eighty eight existing post-war houses (originally constructed from steel frames and concrete wall panels) with toastie warm, eco friendly, modern methods of construction timberframe ones.</p>
<p>This was existing council stock, originally built to house families of those working in the coal mining industry, and still fully inhabited &#8211; which meant an interesting build schedule, as the semis had to be rebuilt a pair at a time while the tenants were moved into temporary accommodation. And carefully managed from a Health &amp; Safety point of view too, as we were building in the midst of an existing residential area, where young families continue to live&#8230;</p>
<p>Apart from the scheduling, the real challenge was the need to build on the existing foundations as grant funding dictated that the client made as little alteration to the house layout as possible&#8230;</p>
<p>So we designed timberframe which would sit lightly on the existing remodelled foundations, and engineered the floor to clear span the dwelling to allow non-load bearing floors to be more readily fitted on a non-varying floor slab.</p>

<p>And because we were working in a busy residential area we were able to make it work more efficiently by commissioning an all-terrain crane (parking in the front and back gardens) to avoid road closure.</p>

<p>It was important for the client that the build was as eco as possible, without the scale being constrained by a conventional timberframe structure. So we worked in collaboration with steel designers and fabricators to provide high performance timber infill panels.</p>

<p>It was all designed with achingly meticulous detail &#8211; demonstrating a real magic in the relationship between the steel structure and the timber panels, and ensuring the all important thermal resistance within a very tight datum &#8211; to a level of 0.1Wm2K in fact&#8230;</p>
<p>And of course, as it receives a BREEAM rating of excellent, it displays the client&#8217;s eco credentials beautifully (and what a lovely place to work).</p>

<p>An interesting build using Posijoists meant we kept the M&amp;E boys happy; whilst the lightweight cladding on the all-rendered elevation made it a doddle to construct.</p>
